Senior Project Manager

WELBRO Building Corporation, the “2024 Best Place to Work” in Central Florida (OBJ medium size category), has a career opportunity for a Senior Project Manager in Cary, North Carolina with hospitality project experience. First project is a ground-up Marriott Tribute Portfolio Hotel project starting in July/August ’25 for 18 months. The ideal candidate will be 12+ years out of college and qualified to take on the full range of project management and leadership duties. The individual will have the potential to continue working in North Carolina and/or a definite opportunity to work in the Orlando, St. Augustine, or Jacksonville area of Florida after the completion of the Cary project.

General Description

  • Provides overall management, administrative, and technical direction for a medium or large-size project or multiple projects. Enforces company and project policies, acts as the main client interface, and ensures project is constructed in accordance with design, budget, and schedule.
  • Fosters relationship and new business opportunities with a particular client.
  • Manages activities related to project schedule, contract administration, budget control, cost adherence, and client – A/E – subcontractor communications.
  • Ensures overall project success by effectively coordinating with Site Managers (Superintendents), Project Engineers, and Operations Manager and managing the performance of project team.

Key Duties

  • Leadership: Initiates and maintains liaison with prime client and architect/engineer contacts to facilitate construction activities. Represent company in project meetings, lead all critical negotiations/strategy meetings, etc.
  • Financial Control: Manages the financial aspects of contracts and protect the company’s best interests by monitoring labor and material costs and compiling financial status reports.
  • Buyout: Leads the project team in managing the buy-out process which includes gathering the quotes and bids, reviewing the prices and scopes, developing the budget, and negotiating prices.
  • Preplanning: Leads team to establish project pre-plans including objectives, policies, procedures, and performance standards within boundaries of corporate policy and contract requirements. Anticipating and resolving issues before they arise is a key goal of the preplan.
  • Risk Management: Thoroughly investigates potentially high-risk situations on the project and provides potential solutions. Working in conjunction with the project team and Operations Manager, resolves the situation in the best interest of the client and WELBRO.
  • Oversight: Monitors and controls construction through the construction management system (BIM 360) and administrative direction of Site Manager to ensure project is built in accordance with the project plans, specifications, and the prime contract agreement, on schedule and within budget.
  • Change Order Management:  Utilizing WELBRO’s Construction Management System (BIM 360) and working with the team, manages the change order process with the owner, subcontractors and vendors as required to protect WELBRO’s interests and ensure the timely incorporation of the changes into the Work. Creates RCOs and OCOs and directs Project Coordinate to issue CCOs.  Upon settling all change order requests, ensure relevant information is disseminated appropriately.
  • Staffing:  Plans, organizes, and helps interview for key positions on the project and Operations Department.
  • Performance Management:  Oversees and executes training and development initiatives for direct reports. Regularly provides performance feedback, conducts annual performance reviews and check-ins; create and support individual development plans, and provide opportunities for career growth.
  • Invoice & Pay App Approval: Reviews and approves material invoices and sub pay apps in paperless system.
  • Scheduling:  Works with Site Manager in updating project schedule in P6.
  • Preconstruction & Project Start-up:  Assists with the preconstruction process including job number requests and exhibits for owner agreement.

Qualifications:

  • B.S. degree in Construction Management, Civil Engineering, or related discipline from an accredited university
  • 8+ years of experience as Project Manager with a commercial general contractor
  • 12+ years of working for a General Contractor(s) in a Project Manager career track; previous experience would include Office Engineer/Project Engineer, Assistant Project Manager, and Project Manager in the commercial building construction industry.
  • Hospitality project experience
