WELBRO BUILDING CORPORATION
WELBRO Constructors was founded by Gary Brown in 1979 as a firm that would provide personalized services to meet the needs of the construction industry. Too many companies were claiming "quality service to clients" in their marketing brochures, but few were performing successfully in that area. In turn, clients began searching elsewhere for construction firms that would not only listen to their special needs, but would actually try to meet those needs.
The successor company, WELBRO Building Corporation, is a dominant force in the hotel/hospitality and education markets. Its Educational Focus Group constructs K-12 and higher educational facilities and residence halls. Other project types include office buildings, retail/commercial and special use facilities.
WELBRO dedicated itself to becoming the champion of the clients' needs and to eliminating the common, adversarial relationships with owners and design professionals that were traditionally plagued with litigation. In the 29-year history of the company, with over one billion dollars of construction in place, there has not been a single instance of client litigation.
WELBRO Building Corporation is a well-managed and financially stable company, able to deliver on its commitments. WELBRO enjoys a solid surety relationship with Travelers Insurance, an A XV-rated company, who extends surety to WELBRO in an amount well in excess of $175 million.

PIGEON FORGE, TENNESSEE OFFICE
Based on the relationships that WELBRO has built over the years and at the request of repeat clients to expand our building capability in the State of Tennessee, an office was opened in Pigeon Forge in November 1998. With tourism being one of Tennessee's largest industries, employing more than 173,000 workers and generating approximately $10 billion in direct revenues yearly, WELBRO is proud to be a part of this growth with an impressive project portfolio in Tennessee including: Fairfield Smoky Mountains at Governor's Crossing Resort, Mountain Loft Resorts, Laurel Crest Resort, and the Crown Park Resort Sales Center.
WELBRO MANAGEMENT, INC.
As we enter the 21st Century, financial, insurance and service-related industries are restructuring to create mega-service organizations. At the same time, businesses are streamlining their organizations and contracting for services rather than developing high overhead in-house construction departments. In an attempt to reduce costs, they are looking to outside organizations to act in their behalf in the increasingly complex development and construction process.
The Owner who previously hired an architect and then a contractor is now looking for a firm that will be responsible for the total delivery of his facility needs and who will fully represent his interests. Enlightened Owners realize that their best interests will be served by a firm that specializes in managing the design and construction to act on their behalf.
In response to this challenging attitude and direction change, WELBRO Management, Inc. (WMI) brings to the private and public sectors the management resources to program, develop, manage and implement facility programs as an alternative to using an in-house team. As the Owner's Representative or Construction Manager, WELBRO Management, Inc. becomes an extension of the Owner's organization.
Our management resources provide a full range of Development Services to the Real Estate Development and Hospitality Industries, including:

The cross-section of traditional building and construction management operations of a vertically-integrated company affords WMI the ability to bring to the table the resources to completely develop the Project Program Book. This book contains data gathered from work sessions with the Owner, design consultants, and potential operators, and is critical to the successful development of the project. The typical Program Book contains a Design Concept Statement, an Area Program, a Budget Summary, Budget Detail, a Responsibility Differentiation Matrix, and a Schedule.
WMI also provides property acquisition and repositioning analyses, due diligence management, project management and construction management expertise. These services are provided on a fee basis. WMI also participates in selective JV development opportunities.
